Condominium Lavender — Custom Development | Metinas

For the developer project Condominium Lavender, we built an interactive website that replaces static PDF catalogs with a dynamic digital experience. Interested buyers can browse the availability of apartments and garages directly in their browser through interactive SVG maps that respond to movement and touch in real-time. The entire solution is built on the same scalable platform we initially developed for the Novanta Prievoz project, which we've expanded from the ground up to include new property management features, including a standalone model for garages.

We wanted Condominium Lavender to convey the same premium impression online as it does physically. The project, designed by the architectural studio Kuklica Smerek architekti and located in Stará Vrakuna, deserved a presentation that would express this even before the first phone call with a potential buyer. The long-term vision was to build a platform on which the developer could launch another project virtually overnight without technical knowledge – and Condominium Lavender was a significant step towards making this vision a reality.

(PROBLÉM)

The developer came with the need to present the new project professionally, but without a lengthy process of creating the website from scratch. Static catalogs and tables do not allow potential buyers to visually navigate the project, and any changes in availability required manual intervention. At the same time, the developer wanted a comprehensive view of both apartments and garages in one place, while garages were completely outside the system in previous solutions.

We approached the project as an extension of a living system rather than a new project from scratch. The platform we developed for Novanta Prievoz is designed such that adding a new project automatically generates the entire administrative infrastructure in the admin panel – new pages, new buttons, new reports – without requiring any code changes. For Condominium Lavender, we expanded this foundation with a separate data model for garages, which, while part of the project, exist as independent entities with their own availability, parameters, and management. Every decision made during development aimed towards one goal – enabling the developer to manage the entire project independently, without reliance on a developer.

Potential buyers need one basic thing – to quickly find out whether what interests them is still available and exactly where it is located. The SVG map serves this purpose, functioning equally well on a phone during a lunch break as it does on a larger monitor at home in the evening. On the other hand, the developer needs a system that grows with their portfolio: when launching another project, they don’t want to start from scratch. This is exactly why we designed the platform such that each new project only requires entering a name, not months of development.

The biggest challenge was expanding the data model to include garages as a fully realized entity. Unlike apartments, garages are not directly linked to a specific unit – a buyer can purchase an apartment and a garage independently, which required its own logic for availability, unique SVG maps, and an administrative view in the admin panel. The second complex issue was the mobile optimization of the interactive maps. SVG maps that function reliably on desktop are one thing, while SVG maps that allow seamless zooming, tapping on the right apartment on mobile, and still remain fast is a completely different challenge. We achieved this without compromises – the desktop version is impressive, and the mobile version is fully functional and user-friendly.

A potential buyer of an apartment in Condominium Lavender gets exactly what they need from the very first second: a visual overview of the project, the ability to click on a specific building, and instantly see which apartments and garages are available. The interactive map replaces any filtering – users simply choose based on what they see, not on what the system presents in a dropdown menu. For the developer and their team, the admin panel provides a clear interface where each team member sees only what is relevant to them, and where a change in the status of an apartment or garage is reflected on the website immediately.
